  • Agency entered into an Owner Participation Agreement with Kohl's Dept. Stores, Inc., to provide financial assistance to offset acquisition and construction costs. The Ratkovich Co. sold 4 acres to Kohl's. The remaining acreage was developed with complimentary retail shops.-

L.A. FITNESS AT THE ALHAMBRA COMPLEX
920 South Fremont Avenue

  • Agency/developer created public/private partnership in early 1990s to create a vibrant urban community and business park with supporting commercial development.
  • Plans approved In 2009 for a mixed-use development to include 311 condominiums
  • L.A. Fitness Completed: 2009
  • Estimated Jobs Created: 20
     

LOVEBIRD'S CAFE & BAKERY
10 South First Street

  • Agency recruited business and provided financial assistance to pay for a portion of the costs to remodel and upgrade a former bank building 
  • Completed: 1998 
  • Agency Assistance: $48,713 for tenant improvements 
  • Estimated Jobs Created: 14
     

MAHAN INDIAN RESTAURANT
110 W. Main St.

  • Agency assisted with relocation and provided $200,000 for tenant improvements to Agency-owned building, including installation of specialized kitchen equipment
  • Completion: January 2009

  • Four-story mixed-use project including approximately 8,200 square feet of retail space, pedestrian-friendly promenade areas, and 86 energy-efficient residential units (52 condominims, 9 live/work units, 19 town homes, and 6 shopkeeper units)
  • Commercial Tenants: Chase Bank, Nancy's Pizza, Al's Beef, Allstate
  • Projected Permanent Jobs: 30 on site

  • Agency provided $250,000 for building renovation 
  • Tenants: Smart and Final, Wells Fargo & others

MOSAIC LIZARD THEATER

  • 50-seat live performance theater featuring evening amd matinee performances and workshops
  • Project Completion: January 2011 
  • Agency provided $138,000 from Arts in Public Places Fund for tenant improvements plus $1 per year rent, 2010-2015 
  • Rent Revenue to Agency: $150,120 from commencement of significant rent (2015-2020)

MOSAIC WALK - AN OLSON PROJECT

18 townhomes comprised of 2 & 3 bedroom units, approximately 1,937 square feet

NEW CENTURY BMW
1139 West Main Street, NW Corner of Main & Atlantic

  • Agency provided $239,724 over 20 years towards a new 150,000 SF state-of the-art BMW dealership, relocated to the gateway of Auto Row
  • Project Completed: Fall 2006

PACIFIC ORTHOPAEDIC CENTER AND MEDICAL OFFICES

  • $7 million project is comprised of offices for orthopedic medicine and surgery.

  • Agency recruited bakery for Agency-owned property.
  • Entrepreneur crafts homemade pastries and desserts for retail/wholesale customers.
  • Project Completed: 1998
  • Agency Assistance: $158,000 for tenant improvements 
  • Rent to Agency: $29,040 per year

PLAZA ON MAIN
NE Corner of Main & Fourth St.

  • 2000 CRA Award & HUD J. Gunther Blue Ribbon Award 
  • Mixed-use development: 110 senior apartments, Denny's Restaurant and 3,600 SF of retail
  • Project Completed: 1999
  • Developer: EMC Financial Corp.
  • Agency provided housing tax credits, tax-exempt housing bonds, and $1,875,000 of Redevelopment Housing Funds
