The certified Crime-Free Multi-Housing program is based upon a unique three-part approach to ensure the crime prevention goal of safer, cleaner properties and a more friendly environment.
- PHASE ONE is an 8-hour seminar hosted by the Alhambra Police Department. The classroom-style instruction includes topics on property management, tenant screening, learning your rights and responsibilities as an owner/manager, problem-solving solutions to legally restablish control of your rental property, the eviction process, and improving your working relationship with law enforcement. Participants learn the minimum standard for securing the safety of their complex at very little expense. Instructors include the Alhambra Police Department, the Apartment Association of the Greater Inland Empire, the Southern California Housing Rights Center, certified property managers and practicing legal attorneys specializing in tenant/landlord law. The seminar and all instruction material are free of charge. During the seminar a continental breakfast and lunch are included free of charge.
- PHASE TWO involves a certification process to ensure that the rental property has met the security requirements for tenant safety. It includes a security assessment of your property for the use of proper locks on doors and windows, as well as adequate lighting in carports and other common areas.
- PHASE THREE requires owners/managers to host a tenant's meeting with the majority of their residents. This meeting is similar to a Neighborhood Watch meeting whereby residents are taught how to reduce opportunities for criminals and to identify and report criminal activity.
After all the phases are completed, the property will be certified by the Alhambra Police Department as an active participant in the Crime-Free Multi-Housing Program. The landlord/ property manager will be able to use this certification in advertisements, and a free, metal Crime-Free Multi-Housing sign will be provided which the owner/property manager can post on the property.
