Just weeks after receiving the 2010 Eddy Award for "Most Business-Friendly City in Los Angeles County" with a population over 60,000 by the Los Angeles Economic Development Corporation, the City of Alhambra announced plans to create $385 million in new investment,
new construction and permanent jobs. Today, many of those projects are underway, completed,
will be underway soon, or are still under consideration.

The Alhambra Pacific Plaza LLC plans to undertake a mixed-use project  on property
they own at the southwest corner of Third & Main (currently Super A Foods). The project
calls for 18,000 square feet of commercial space (possibly to include a small
boutique-style grocery) and 120 residential for-sale units on a 1.68 acre site.

Developer Sam Wong plans to build a four-story mixed-use development comprised of
94 residential condominiums and 5,000 square feet of commercial space with space
for two possible restaurants. Anticipated Market Value at Completion: $30 million;
Projected Permanent Jobs: 25 on site.

City Ventures, LLC is currently developing this four-story mixed-use project which will
include approximately 8,200 square feet of retail space with pedestrian-friendly promenade areas and 52 condominiums, 9 live/work units, 19 town homes, and 6 shopkeeper units. Anticipated Completed Market Value: $30 million; Projected Permanent Jobs: 30 on site.

OLSON TOWNHOMES PROJECT

A proposed housing project under consideration by the Olsen Company. Site is
currently owned by the Alhambra Unified School District. Olsen is proposing to purchase
the property leading to the construction of 18 townhomes on the site (2 & 3 bedroom
units / approximately 1,937 SF).

 
CALIFORNIA PEO REDSTONE SENIOR LIVING PROJECT

Plans have been submitted for 194 one- and two-bedroom independent living apartments,
15 assisted living apartments, 15 memory care suites, underground parking, town center
with various dining options, fitness center, spa, indoor swimming pool, and more.
Anticipated Market Value at Completion: $50 million.
