  ECONOMIC RENEWAL (2008 & Beyond)

New Commerical Center Anchored by Circuit City is 
Now Underway with Demolition of Previous Building
Location: Palm and Main

Conceptual drawings of a new commercial retail center on a 3.2 acre site once occupied by a GMC 
dealer at Palm and Main. The Panattoni Development Company, LLC, which plans to develop and lease
the property, has signed  a lease agreement with Circuit City and is also negotiating with a Fresh & Easy Market and other smaller retailers.

   West Main Street Corridor
 
   In late 2006 a blueprint was 
   approved that will lead to the 
   revitalization of the West Main 
   Street Corridor [more]. 
 
   The existing library site, sold 
   to the J. H. Snyder Group, is
   likely to be the first project to
   be developed. Plans are to
   build a $75 million mixed- 
   use complex on the site.

Plans also call for 244 residential condominium units.

  
   Alhambra Place
 
   The J. H. Snyder Company has 
   also purchased Alhambra Place
   with plans to build a $185 million
   mixed-use complex comprised 
   of 140,000 SF of commercial
   space and 244 residential 
   condominium units. Potential
   retailers include a national
   bookstore, electronics, apparel
   and soft goods stores, upscale
   market and several restaurants.

Future "Third & Main" Project  
 
Escrow has been completed on the property at the northeast corner of Third and Main Streets. Plans are to build a mixed-use complex on this site comprised of approximately 5,000 SF of commercial space and more than 90 condominium units. Projected valuation is approximately $500 million. 
 
Around Town
The Alhambra Office Complex Project on Fremont Avenue
L.A. Fitness Sports Facility, Parking Structure & Residential Condominiums

  The Ratkovich Co., which
  owns The Alhambra office
  complex, is building a 
  "community within a
  community." Their plans
  include the construction
  of 351 condominium
  units on 10.5 acres, a
  parking structure and 
  an L.A. Fitness Center,
  valued at $190 million.

   City Projects
   The City also has plans for several
   infrastructure projects, including a
   $2.5 million project to install
   median islands on Valley Blvd.
   between Marengo and the 710
   Freeway onramp, a $1.1 million
   project to reconstruct Fremont Ave.
   north of Commonwealth and south
   of Montezuma, and a $1.5 million
   project to reconstruct Atlantic
   Blvd. north of Main Street.

Additional Projects under Consideration: Looking to the future, the city is considering the possibility of constructing a performing arts center, hotel, three new downtown parking structures, sports complex and parking structure at Almansor Park, completing the Gateway Plaza Project at the northwestern corner of Fremont and Valley, and a new senior complex comprised of a senior center and senior housing units.
