Ratkovich Co. Breaks Ground on New L.A. Fitness Facility;
Residential Condominium Project Also Coming Soon

With the successful completion of THE ALHAMBRA office campus and adjacent retail outlets, the Ratkovich Company, is in the midst of constructing a new 50,000 SF L.A. Fitness center scheduled to open in the summer of 2008.

Situated on the corner of the campus at Orange and Fremont Avenues, the new two-level facility is being touted as the largest in the San Gabriel Valley, and will include spinning and weight rooms, as well as an indoor swimming pool and basketball court.

The company also plans to complete their "community within a community" with the construction of a major residential element within the boundaries of The Alhambra -- a $189 million, 10.5 acre, 351 residential condominium project that will, in the words of Executive Vice President Clare De Briere, "help realize our goal of making The Alhambra a truly integrated urban community."

Based upon Ratkovich's success in the office and retail field, the successful completion of the residential project, and the creation of their integrated urban community, is hardly in doubt. The project will consist of one, two and three bedroom residences, ranging in size from 795 SF to 2,400 SF, complete with generous exterior patios and large backyards.

"The architecture," according to Milan Ratkovich, "will be a mixture of contemporary homes rendered with brick detailing reminiscent of the campus' primary building material, incorporating large expanses of high-performance glass and window systems, infilled with hand-plastered and metal panels colored in Mediterranean tones with bright accents. The landscape architecture will take its cue from the lush variety of class Mediterranean plants, trees, fountains and paving materials familiar to visitors of the original Alhambra Palace in Granada, Spain."

The new "residential village" is also designed to include a 20,000 SF central park and a network of tree-shaded walking streets, mews, and pocket parks.

Tenants currently occupying the site's commercial office space include USC Keck School of Medicine, Tenet Healthcare, Platt College, Los Angeles County, Bryman College, and more. The company also recently completed a commercial element to their Fremont Avenue/Mission Road complex which includes The Shops at the Alhambra and a brand new Kohl's Department store.

The Ratkovich Company purchased the property, formerly owned by the C.F. Braun Company, in 1999.
